Addendum
to Contract for the Purchase of Block, lot.
- Seller
and Buyer agree the phrase “the lot” shall refer to the property in this
contract and SFD represents “Single Family Dwelling”.
- Seller
has kindly agreed that buyer will apply for and obtain the septic permit for
the construction of a 3 bedroom, 24 X 48 ’, SFD.
A provisional septic permit or a "pre excavation of the septic
bed may be required on lots that are under 25,000 square feet. This
"pre excavation" requires the trees on the lot be removed.
- Seller
represents no wetlands delineation or wetlands survey or any other wetlands
paperwork or walk through is needed or required at an additional cost to
buyer on this lot.
- Seller
represents a variance is not needed.
- Purchase
is contingent upon seller providing the septic permit.
- Purchase
is contingent upon buyer obtaining all permits including but not limited to
the building permits from the Township in which the lots are located for the
construction of a 3 bedroom, 48’X 26’, SFD. The contract is contingent upon a septic permit with
satisfactory Percolation, Test hole and soil log reports for a typical
septic system, i.e. not a raised system to exceed 18” above existing
grade.
- Contract
is contingent upon Attorney review.
8.
It is
expressly agreed that the seller shall be solely responsible for the payment of any outstanding tax liens, Municipal improvements
including but not limited to interest monies due there under. The buyer and
seller recognize that taxes are due and owing on this property and the parties
hereto agree that the seller shall be allowed to pay such liens at closing from
the proceeds of his sale wherein any and
all taxes and assessments and or all amounts due on this property plus interest
will be deducted from the proceeds due seller and forwarded to the municipal or
other authority by the attorney for the buyer. This includes any road, improvements, lake, community or
municipal or association dues as well.
- The
buyer expressly excludes any liability for any other judgment against the
sellers who may encumber these lands.
- The
seller additionally agrees to be responsible for the following closing costs
normally attributable to the seller; Realty Transfer Tax of the State of New
Jersey, Lake dues if applicable, Voluntary lake Dues and any other current
or past amounts owing or owed on the subject property.
- Seller
has kindly agrees to maintain the deed in his/her name a sufficient time for
buyer to enter into a contract and sell the lot with a house constructed on
it. In return the buyer will
release additional down payments, pay taxes 9 months after contract date,
pay dues 9 months after contract date and in return provide a deed to the
lot to be held in escrow by buyers attorney for said payments.
- The
buyer expressly excludes any liability for the costs or the sellers attorney
fees, should the sellers retain counsel, these costs are to be borne by the
seller, no matter the outcome.
- The
contract is contingent upon seller having insurable title at regular rates,
by a reputable title company, licensed to do business in the State of New

represents he is in a contract with another buyer at this time.
- Test
hole and perk test will be faxed to buyer.
- Seller
and Buyer agree the phrase “the lot” shall refer to the property in this
contract and SFD represents “Single Family Dwelling”.
- Seller
represents the lot has not had a test hole or perk test performed on this
lot.
- Seller
has kindly agreed that buyer will apply for and obtain all permits in a
timely manner for the construction of a 3 bedroom, 48’, SFD before closing
on the lot.
- If
a variance is needed, buyer will be given additional time for the process.
- Seller
agrees to credit buyer for the cost of the “location” survey at closing
up to $ 450.00.
- Purchase
is contingent upon buyer obtaining all permits including but not limited to
the building permits from the Township in which the lots are located for the
construction of a 3 bedroom, 48’, SFD.
The contract is contingent upon satisfactory Percolation, Test hole
and soil log reports for a typical septic system, i.e. not a raised system
to exceed 18” above existing grade. Buyer
will perform percolation and test hole tests after buyer and seller have
entered into a Contract for the purchase of the lot.
- Contract
is contingent upon Attorney review.

It is
